Modern, fit‑for‑purpose accommodation providing a new base for HM Coroner’s Service for Cumbria.
The project involved the full refurbishment of two existing floors within Allerdale House to create modern, fit‑for‑purpose accommodation for the HM Coroner’s Service for Cumbria. The scheme delivered high‑quality office and court facilities, including two new courtrooms, meeting spaces, offices, and a welcoming reception area. The refurbishment featured a complete upgrade of all mechanical and electrical services, new building fabric elements, improved accessibility, and enhanced environmental performance through modern systems such as LED lighting and a new BMS‑controlled heating and ventilation system. All works were undertaken within a busy, operational building, requiring careful programme management, communication with stakeholders, and measures to minimise disruption.
Works Included:
- Full internal strip‑out and removal of existing finishes
- New ceilings, partitions, and fire‑protection encasement to existing steelwork
- Comprehensive fire‑stopping to both existing and new service penetrations
- Installation of new external and internal automatic doors
- Construction of a new entrance ramp, paving, and associated external works
- New bin store foundations and construction
- Full new M&E services, including: Ventilation via external AHU, Air‑conditioning to courtrooms and jury rooms, Complete rewire and electrical upgrades, New BMS system controlling heating and ventilation, Energy‑efficient LED lighting throughout
- Drainage installations and external service connections
- Complete redecoration internally and externally
- New floor finishes throughout
- AV installations to courtrooms (by Pure AV on behalf of Cumberland Council)
- Full testing, commissioning, and handover
Project Achievements:
- Delivered a high‑quality finish that aligned with the client’s vision for the new facilities, resulting in positive feedback from the Coroner
- Successfully operated within a live building, maintaining minimal disruption to existing office users
- Managed multiple client‑instructed additional works without extending the overall project duration beyond the minor agreed extension
- Achieved an outstanding 83% use of local subcontractors, surpassing the 60% target
- Diverted over 99% of construction waste from landfill, significantly outperforming environmental targets
- Maintained safe site operations with only one recorded incident and no wider safety issues
- Excellent stakeholder engagement, including goodwill works for building occupants and well‑managed delivery logistics avoiding obstruction of the main entrance and car park
