Conversion of the existing 24-bed premises and provision of a new 23-bed extension to create a 47-bed facility with kitchen redevelopment, car park and associated external works.  

All works are designed to achieve the design criteria, SBEM calculations etc. to provide proof of compliance for the public circulation and ancillary non-residential areas

CHALLENGES AND ACHIEVEMENTS

• Private House / Bed & Breakfast located across the road. Care had to be taken not to impact on these residents.  The Site Manager kept in regular touch with the local residents and businesses advising them of what was going on in advance of the works taking place.
• Access had to be maintained on the main highway as the project sits on a bad bend in the road.  The Site Manager managed to get deliveries off the road quickly and into the site with effective traffic management controls.
• The amount of construction waste sent to landfill was minimal, with over 98% of the total waste being diverted from landfill.
• No environmental incidents.
• The project achieved a Beyond Compliance score from the Considerate Constructors scheme.
